Real Estate in the Tri-Cities
The Tri-Cities of Pasco, Richland, and Kennewick WA have just about the most diverse real estate offerings of any mid-sized metropolitan city in the country. Homes for sale range include everything from small apartment townhomes, small, medium, and large single family homes of just about every size, shape, quality, and age, to luxury ranch homes, luxury waterfront homes and estates on the Columbia, Yakima, and Snake Rivers, traditional farm homes on vast parcels of land, and smaller “farmettes” for the homeowner who wants a farm, but yet still wants the comforts of being close to town and not having huge acres of land to maintain.
A Long History
Tri-Cities real estate goes back all the way to the early 1800’s when Lewis and Clark stopped here along their famous cross-country expedition, originally called the Corps of Discovery Expedition. During Lewis’ and Clark’s time, the area was inhabited purely by Native Americans, erroneously dubbed “Indians”, a name that has stuck since earlier explorers mistook the Americas as East India. Their famous expedition resulted in a campsite that has now been made into one of Tri-Cities most beloved parks, Sacajawea State Park, located at the southeast tip of the city of Pasco along the Columbia River.
A Diverse, Thriving Community
Now, the Tri-Cities are as diverse as any city gets, with descendants of the original Native American population, along with American Immigrants and Homesteaders from all nations and walks of life. The diversity in the population of Pasco, Richland, and Kennewick contribute to its appeal as a top place in the country to buy homes, real estate, land, and investment and rental properties. You won’t see inflated home prices like in cities such as Boston and Los Angeles. You’ll find a diverse spread in ethnicities, which often translates into a diverse range of restaurant and food types. Since food is the way to many families hearts, buying a home in Tri-Cities is sure to not only satisfy your pocketbook, but also your craving for something tasty and different.
Demand for Housing
Homes for sale in Tri-Cities WA are fairly priced and in high demand. One of the features that makes Tri-Cities so appealing to me personally, is the real estate diversity. You can drive down just about any street and eventually you’ll come across a beautiful master-planned community right across the street from earlier mid-century homes sitting on an acre or two of land.
One of my favorite types of real estate available in the Tri-Cities is the farmette, also called a “farmlet”, which is basically just a small farm…. small enough to be in town, but large enough to connect to the earth. Owning a nice little farmette, you can plant a nice-sized garden, or raise a handful farm animals such as chickens, goats, sheep, pigs, and even a cow or two. Growing up on a farm, having access to land, livestock, and a garden is a personal luxury; not just luxury limited to granite countertops, crown molding, and rooftop solar panels… although those are for sale too.

A Home for Everyone
For the home buyer interested in more modern luxury, there is no shortage of upscale housing available. Homes for sale span the entire spectrum. There are large master planned housing developments, smaller designer housing tracts, and custom new-construction spec homes, built to your specific interests and desires. With the Tri-Cities offering more than just flat land and terrain, there are hilltop homes with breathtaking views spanning as far and wide as your eye can see.
For the water lover, Tri-Cities boasts miles of traditional and luxury waterfront homes and real estate. With the three cities being located right at the convergence of three major rivers, there is no shortage of riverfront real estate living. Tri-Cities even offers several houseboat communities for people who simply want to live right on top of the water. Fish from your back yard or from your floating houseboat balcony patio. Enjoy nature and wildlife close up from the comfort of your back porch. Dock your boat just down the street at one of the many wet docks, or just park it at your own private pier at your waterfront back yard.
