Thank you for your interest in renting with Management 1 Tri-Cities Realty & Property Management.  For “tenant occupied” properties, where an outgoing tenant has given their move-out notice, M1TC has the right to show the property to seriously interested candidates during the last 30 days of tenancy.  To be respectful of the outgoing tenant and their privacy, it is necessary to determine whether a prospective incoming tenant is “seriously interested”, or “casually interested”.  For any prospective tenant who is “casually interested”, M1TC will add your name to a waiting list and call you for a showing appointment once the outgoing tenant has moved out and all cleaning has been performed.  For any prospective tenant who is “seriously interested” and wishes to view the property before the outgoing tenant has finished moving out, M1TC has instituted the following guidelines:

  • Prospective renters must fill out at least one (1) rental application and pay the application fee.  Upon receipt of the application, M1TC will arrange a showing appointment at a convenient time for both you and the outgoing tenant.
  • M1TC will not begin processing your application until after you’ve seen the property and confirm your interest by posting a non-refundable Holding Deposit.
  • If, after viewing the home, you decide that you are not interested in it, M1TC will (1) refund your application fee and discard your application, or (2) apply your application fee and application to another property of your interest.  Once any prospective tenant posts a “Holding Deposit”, application fees and holding deposits are non-refundable.

Please be aware, once you have previewed the property and confirm your interest by submitting a holding deposit, M1TC will begin processing your rental application and all fees become non-refundable at that point.
